LCPOA has made a series of changes in the past year.  For starters, we are doing 3 Newsletters per year.  Your LCPOA Board members have been very adaptive to our growing and changing needs but also looking at the overall budget of our membership.  

SURVEY:  Last July, we did a survey to determine what interests our membership has.  There was a small response overall but based on those responding, we made some changes to what items may remain on the vacant lots during the off-season. Revisions to reflect the changes are in process and should be available in April prior to permits

ZONING:  The Town of Rome passed a comprehensive zoning definition for properties zoned R-1 and LD zoning in the Town of Rome.  Lake Camelot properties are zoned LD.  What this means is the Town is looking at consistency of zoning for all properties within the town.   As a result of the public hearing, a proposal was made to the Town Board.  Based on legal opinion, the Board denied the proposal.  The Planning and Zoning Commission will discuss, make another recommendation and bring to the Town Board in March.  The process is similar – the Town Board must approve and have 3 public readings.  If the zoning changes, it will also need approval by Adams County Board.  The actual permit will be available once the Town finalizes the zoning issue regarding the number of campers per lot.  Permits will be available at the lodge and on the website.  Please watch the website www.lakecamelot.org for updates.  

BUILDING PERMITS: The growth and changing landscape for Lake Camelot is also changing.  From February 2005 through January 2006 there were permits for 14 dwellings, 12 dwellings with garages, 10 additions, 4 garage additions, 9 detached garages, 37 sheds and 21 decks/platforms in Lake Camelot.

WEBSITE: We have a website www.lakecamelot.org that includes much of the information happening in the area. It is something we started a few months ago and keep updating. One major benefit is you have the option of receiving your newsletters via electronic mail or postal service.  Many of the items that are public notice are posted on the website.  Your individual information is not released to the public.  Please see details inside.

FIREWISE: We have taken the first steps in becoming a FireWise Community. We will form a Board of Directors for this program.  At least one LCPOA Board Member will serve but we are looking for more volunteers.  You may volunteer to participate in a project or as a board member.  See the article written about FireWise inside for details of how you may assist and even count the time you make your own property fire safe to help the program.

VOLUNTEERS: In April, you will be receiving an application for board membership.  If you are thinking about becoming a board member, please review the Protective Covenants and By-laws that govern the Association.   Board members are elected to represent an

area with diverse interests and we are always looking for volunteers willing to serve.  There are also special interest committees such as the Camping Committee, Beach Club Committee, FireWise, Shoreline Protection, Frolic, etc.  If your interest lies in one of these topics, we value your participation.
